- User/Client: Any individual or entity engaging our services
- Content: All information, reports, analysis, and materials provided
- Agreement: The service engagement formed between Luminate Group and the client
3. Use of Services
Our services are intended for property investment research purposes. Clients must:
- Be at least 21 years of age
- Provide accurate information during consultations
- Use research findings responsibly and for lawful purposes
- Maintain confidentiality of proprietary methodologies
4. Service Engagement and Fees
Payment Terms
- All fees quoted in Singapore Dollars (SGD)
- Payment required before research commencement
- Accepted methods: Bank transfer, credit card
- Fees are non-refundable once research begins
Service Delivery
Research deliverables will be provided within stated timeframes. Extensions may occur if comprehensive analysis requires additional time, communicated promptly with client approval.
5. Intellectual Property
All research methodologies, proprietary frameworks, and analytical tools remain the intellectual property of Luminate Group. Clients receive a license to use research findings for their personal investment decisions but may not reproduce, distribute, or commercialize our content without written permission.
6. Disclaimers and Limitations
No Investment Advice: Our research services provide information and analysis for your consideration. We do not provide investment advice or recommendations to buy, sell, or hold specific properties.
As-Is Provision: Services and information are provided "as is" without warranties of any kind, express or implied.
No Performance Guarantees: We cannot predict future property values or investment outcomes. Historical analysis does not ensure future results.
Limitation of Liability: Luminate Group's liability shall not exceed the fees paid for the specific service giving rise to the claim. We are not liable for indirect, consequential, or special damages.
7. Client Responsibilities
Clients must:
- Conduct their own due diligence before property decisions
- Consult appropriate legal, tax, and financial advisors
- Verify all information independently
- Assume responsibility for investment decisions
- Not rely solely on our research for major financial commitments
8. Confidentiality
Both parties agree to maintain confidentiality of:
- Client identity and investment interests
- Research findings and proprietary methodologies
- All consultation discussions and correspondence
- Financial and personal information shared
9. Termination
Either party may terminate the engagement with written notice. Fees paid for completed research are non-refundable. Partial work may be billed pro-rata.
10. Dispute Resolution
Governing Law: These terms are governed by the laws of Singapore.
Jurisdiction: Any disputes shall be subject to the exclusive jurisdiction of Singapore courts.
Informal Resolution: Parties agree to attempt good-faith negotiation before formal proceedings.
11. General Provisions
Entire Agreement: These terms constitute the complete agreement between parties.
Severability: If any provision is found invalid, the remainder continues in effect.
No Waiver: Failure to enforce any right does not waive that right.
Assignment: Clients may not assign their rights without written consent.
